The "BASIC SERVICE" Listing Option

This option is intended for people who have already decided to sell their home by themselves (FSBO's) but want the tremendous exposure that the MLS has to offer

Commission is as follows:

$695 upon listing the home, and ... $395 upon completion of sale

Above fees are subject to GST

Here's what I will do for you:

Advise you regarding a reasonable asking price (online evaluation)

Enter home on MLS (automatically entered on mls.ca as well)

Advise you regarding an acceptable sale price

Answer any questions you may have about anything that has to do with the sale process.

Visit your home once to take photos and check dimensions (preferrably before the listing is submitted to the Real Estate board).

Take photos of your property (as many as it will make sense).

Prepare a special web page of your property (this is over and above the minimum offered by mls.ca that most realtors rely on). Here I can post an unlimited number of photos. Please note that on mls.ca only 10 photos max. are allowed. Also your name, tel. number(s) and e-mail address will be entered here as well.

Place an ad in the "Real Estate Weekly" of your property. This is a one-time complimentary ad to start you off. You can purchase more ads at a nominal cost. It will be the Surrey/N. Delta edition.

Enter your number (imprint) on the main photo of your home, if allowed by the Real Estate board.

Here's what is expected of you to do:

Handle phone calls from potential buyers

Confirm with potential buyers all showings

Make sure there is access for the home for all showings

Come to the office for signing of contracts, unless it can be done by fax and/or e-mail.

*For strata properties order from the management company all necessary documentation (by-laws, financial statements, strata plan, minutes of all meetings for the last 24 months, form "B" e.t.c.). Or, I can order everything on your behalf, but you will be charged the cost.

Keep an eye on the description of your property on mls.ca to catch any errors and notify me asap by e-mail in order to have all errors corrected.

If you find a buyer by yourself you pay no more fees. I will look after the completion of the sale at no cost to you.

If you are accept an offer from another realtor, then you will have to pay a buyer's agent fee to the realtor who brings the buyer. The fee must be determined when the listing contract is signed. I will look after the completion of the sale.

When I look after completion of the sale, I will do the following:

Prepare a legal and binding contract of Purchase and Sale

*Collect the deposit and place it in a trust account

Supply buyer with a title search of the property

Remove all subject clauses

Send contract and all necessary documents to the lawyer of buyer and seller.

*Please keep in mind that any costs associated with facilitating the sale that I incur, will be passed on to you, such as ordering and paying for the strata documents, courier costs for picking up & delivering documents, deposit cheque etc. There are no additional fees that go directly to us (only the $695 upon listing and $365 upon successful completion).
