Cost of entering home on  MLS

$695 upon listing, and

$395 upon completion (payable from proceeds of the sale by the lawyers)

When will it be posted on MLS and on mls.ca, realtor.ca?

After the listing contract is signed, all information pertinent to the property will be gathered and "data input forms" supplied by the Real Estate Board will be filled with the details about the home.

Once completed, the data input forms will be
e-mailed to the Fraser Valley Real Estate Board (FVREB).

Usually within 2 business days on the realtors websites & 24 to 36 hours later on the public www.mls.ca site

It takes on average about 2 business days for the listing to appear on the MLS realtor's websites (and also as an auto e-mail notification to buyers who work with realtors). However during high listing periods, posting of the listing on the MLS may take 3 business days, and in very rare cases even 4 days.

Visiting your property and taking photos

After the listing contract has been signed and payment of $695 received, I will visit your home asap to check measurements and take photos. I will only visit your property once. You will drop off document to my office or send them to me by fax and/or e-mail.
If I cannot visit your property right away, I will still enter it on MLS so that there is no delay in that regard and visit it as soon as possible afterwards.


Up to 10 photos can be placed on the MLS, but more on the webpage for your home

If you have already taken photos that you want posted, just e-mail them to me. While only 10 can be posted on MLS (you can select the 10 if you wish or leave it up to me), an unlimited number can posted on the webpage of your home.

Duration of listing and cancellation / expiration

You choose the length of time, but we recommend  6 months.While this is plenty of time to sell a home in a strong market, it may not be sufficient during a weak buyers market.

You can list on MLS
until it sells.

You may cancel/terminate the listing at any time unconditionally.

Re-listing / extending the listing

You can extend an existing listing indefinitely until it sells. There is no extra cost for that. The only thing we will ask of you is to be serious about selling your home by returning phone calls and showing the property.

Or you can re-list as
a new listing.

Either way there is no extra cost to you (for FVREB properties)

If the listing does not sell within the listing contract period and expires, you can re-list it as a new listing.

For Fraser Valley Real Esate Board properties there is no extra cost for re-listing, as we waive our re-listing fee as of December 2008.

For Vancouver Board properties there are some extra costs. The Vancouver Board charges us aprox. $50 for entering a listing and $50 for showing more than one photo. So it will cost you $50 to re-list the same property and an extra $50 if you wish more than one photo shown on MLS.

Changes to price and terms

You may change the list price and other terms, such as buyer's agent commission, at any time.

There is no extra cost for that. 
You just have to sign a listing amendment form.

You may change or add to the general comments at any time. Just e-mail me the changes and I will e-mail them to the FVREB there is no need to sign anything for that.

What to do when an offer comes in

The offer to sell your home can come two ways: by a buyer contacting you directly without a realtor, or by a realtor representing a buyer.

Signing of documents can be done by fax and/or e-mail. Therefore you must have access to a fax machine or a computer

If the buyer contacts you directly

Negotiate verbally two things: the price and the date the buyer wants to move in. Do not sign anything. I will prepare the contract, look after subject removals, collection of deposit etc

If the offer comes from another realtor

In such case the other realtor will fax me the offer, and I will call you to discuss it. Do not reveal your bottom line to the realtor. Let him/her fax me the offer and we will take it from there.

Communication with us and other realtors

With us, the preferred way to communicate is by e-mail. This way we will have a record of all communication.

as soon as possible

Communicating with other realtors and the public :
You must have a telephone line available to take phone calls with voice mail. If a realtor leaves you a message re: a showing, please confirm asap as realtors usually show several homes at a time to buyers and want to plan their route. Do not have pre-recorded messages connected to a business as this confuses callers thinking they called the wrong number.

Buyer's agent fee

It's up to you how much you wish to offer another realtor IF he/she produces an acceptable offer. The most common commission rate is 3.22% first $100,000 and 1.15% on the balance. However, you can offer something less (not recommended in weak market) or something more in a form of a bonus (not a bad idea in a weak market).

The minimum we will accept to be shown in the MLS contract is 2.5% on first $100,000 & 1.15% on balance (or comparable flat rate). Naturally, if the buyer does not use the services of a realtor, and contacts you directly, you save the buyer's agent fee.

If I am working with a buyer looking for a home like yours

... then I become just like any other realtor. If I bring you an offer, that is acceptable to you, and the sale completes, then I will be entitled to whatever commission it's advertised.
Please keep in mind that normally I will not show or sell your home
First of all, I rarely work with buyers as I have my hands full working for sellers. But, if I have a client looking for a home like yours, I will call you ahead of time and prove to you that he/she is my client.
Most likely I would have listed & sold the buyers' home or I would have already shown them several homes before listing your property.
So far I have never shown a "Basic Service" listing to any buyer client of mine. All calls, e-mails and general inquiries have been referred to the sellers which has resulted in a number of transactions where the seller saved the buyer's agent fee.
